What is Carpet Area?
Carpet Area refers to the actual usable area inside the apartment where you can lay a carpet. It includes bedrooms, living room, kitchen, bathrooms, and internal walls but excludes balconies, terraces, common areas, and external walls.
Simply put, Carpet Area is the space you can actually use and live in.
What is Built-Up Area?
Built-Up Area includes the Carpet Area plus the thickness of internal and external walls, balconies, terraces, and utility spaces attached to the property.
Generally, the Built-Up Area is around 10% to 20% larger than the Carpet Area.
Why is the Difference Important?
Many buyers compare property prices based on the total area mentioned by developers. However, a larger Built-Up Area does not necessarily mean more usable living space. Under the RERA Act, developers are required to disclose the Carpet Area, ensuring greater transparency forCarpet Area: 800 sq. ft. homebuyers.
Quick Example
Built-Up Area: 950 sq. ft.
In this case, the buyer can actually use 800 sq. ft., while the remaining area consists of walls and attached spaces.
